A day pass at Infinity8 Reserve JBCC, within sheltered walking distance of the CIQ, is capped at RM40. A day pass at a Singapore coworking space starts around S$48, or RM148.80. That gap is why “coworking in JB” is now a search Singaporeans make, and why Co-labs, a Klang Valley operator, chose Mid Valley Southkey for its first outlet outside the Klang Valley.

The two policies driving the attention are the Johor-Singapore Special Economic Zone, launched on 7 January 2025, and the RTS Link, a 4km rail shuttle between Bukit Chagar and Woodlands North targeted to open between December 2026 and January 2027. Both change the maths. Neither changes it the way most coverage assumes.

How We Built This Guide

  1. Traceable RM pricing. Operator sites first, then dated booking platforms (Deskimo, FlySpaces, GoStaytion). Where only a broker listing exists, we label it as one.
  2. One exchange rate throughout. All Singapore-dollar figures convert at RM3.10 per S$1, the rate implied by the Transport Minister’s own RTS conversion (S$5 = RM15.50). Live rates will move the totals by a few ringgit.
  3. Crossing costs counted as part of the desk. For a Singapore-based reader the commute is a line item, so every comparison includes it.
  4. Unconfirmed figures flagged, not rounded off. RTS fares were still awaiting government approval when we checked.

1: How Much Does a Coworking Space in Johor Bahru Cost?

Day rates run RM20 to RM69. Infinity8, which describes itself as JB’s largest coworking community, charges RM26 a day in the suburbs and RM40 at its Reserve outlets. Monthly hot desks at Infinity8 Mount Austin run RM299 to RM360 depending on contract length. Regus starts at RM55 a day, Spaces at RM69.

Why Infinity8 charges two prices

Infinity8 runs two product lines in JB. Its Coworking series (Mount Austin, Desa Tebrau, Medini Iskandar) caps a Deskimo day at RM26. Its Reserve series (JBCC, Mid Valley Southkey, Eco Palladium, IIB Medini) caps at RM40. That is a RM14, or 54%, premium, and GoStaytion’s SGD listings show the same ratio (S$12.47 against S$8.11). What the extra buys is address and access. Reserve JBCC sits beside the checkpoint; Reserve Mid Valley Southkey occupies Level 28 of Mid Valley North Tower, linked to a mall Infinity8 bills as the largest between Melaka and Singapore.

The mechanism is location rent passed through per seat. A desk a short walk from the CIQ or inside a Southkey tower costs the operator more per square foot than a shop-lot floor in Desa Tebrau, and the day rate tracks it.

Key takeaway: If you live in JB and nobody visits you, the RM26 Coworking-series outlets give you the same Infinity8 membership network for RM14 a day less.

2: Where Are Johor Bahru’s Coworking Spaces?

Four clusters. The city centre around JB Sentral, the CIQ and Bukit Chagar, where the RTS Link will land. Mid Valley Southkey, about a RM1.70 bus ride away. Iskandar Puteri and Medini, inside the JS-SEZ’s Iskandar Puteri flagship. Mount Austin and Desa Tebrau, the cheapest suburbs.

City centre: JB Sentral, CIQ and Bukit Chagar

Infinity8 Reserve JBCC Capabilities: hot desks, private suites, meeting rooms, sheltered walk to the CIQ.

The obvious choice for anyone crossing on foot today. RM15 an hour on Deskimo, capped at RM40 a day. When the RTS opens, Bukit Chagar station sits in the same city-centre area, near City Square Mall.

Regus and Spaces Capabilities: day coworking, day offices, 5-day, 10-day and unlimited memberships, IWG global network access.

IWG prices JB coworking memberships per day, from RM13, with day coworking at Regus from RM55 and a Spaces day pass at RM69. A Regus day office (a private room) starts at RM149. The case for IWG is a membership that also works in Singapore, KL and Penang.

Mid Valley Southkey

Co-labs Coworking Capabilities: flexi desks, fixed desks, premium suites, Coworking Passport across Co-labs outlets.

Co-labs, owned by Paramount Corporation, opened in Southkey’s South Tower as its first outlet outside the Klang Valley, and has said a second JB outlet is planned for 2027. JB rates were not published when we checked. The Coworking Passport lets members use Co-labs outlets in KL and Selangor too.

Infinity8 Reserve Mid Valley Southkey Capabilities: hot desks, private suites, premium business address.

Level 28 of Mid Valley North Tower, linked to the mall. Reserve-series pricing. Causeway Link’s J15 bus runs from JB Sentral to Southkey for RM1.70.

Iskandar Puteri and Medini

Infinity8 Medini Iskandar and Reserve IIB Capabilities: hot desks with 24/7 access, private offices, meeting room allowances.

Medini sits inside the JS-SEZ’s Iskandar Puteri flagship, which the government has earmarked for global services hubs. It is the right base if you work for a company setting up there. It is a long way from the Causeway if you are commuting from Singapore.

Mount Austin and Desa Tebrau

Infinity8 Mount Austin and Desa Tebrau Capabilities: hot desks, private suites, meeting rooms, onsite staff.

The cheapest verified JB desks. Mount Austin lists a RM20 day pass and monthly hot desks at RM299 to RM360, with the lowest rate tied to a 6 to 12-month contract. Desa Tebrau is Infinity8’s headquarters, capped at RM26 a day on Deskimo. Both suit JB residents. Neither is walkable from the border.

Key takeaway: Choose the cluster by where you sleep. Singapore commuters belong in the city centre; JB residents save RM14 a day in the suburbs.

3: What Will the RTS Link Change?

Time, not cost. The RTS Link crosses in about 5 minutes with trains every 3.6 minutes at peak. Indicative fares of S$5 to S$7 each way (RM15.50 to RM21.70) make a round trip RM31 to RM43.40, up to twice what the Shuttle Tebrau costs today. Fares were not yet approved as of October 2026.

Against the Shuttle Tebrau, the RTS is 51% to 112% more per round trip, an extra RM231 to RM503.80 a month for a 22-day commuter. In exchange you get one immigration point, trains every few minutes and no ticket scramble for the 31 daily Shuttle slots. Malaysia’s Transport Minister has said season passes would need to be commercially sustainable without subsidy, so do not plan around a monthly discount.

Key takeaway: If you cross daily and price matters more than time, the CW1 bus is RM22 to RM35 a day cheaper than the RTS. The RTS buys you reliability, and it is priced like it.

4: Is Coworking in JB Cheaper Than Singapore? The Causeway Discount

Daily, yes, by a lot. A Singapore day pass from S$48 costs RM148.80. A JB Reserve desk plus an RTS round trip costs RM71 to RM83.40. Monthly, no. Past 13 to 20 crossings a month, the RTS fares alone erase the saving against Singapore’s cheapest hot desk.

The Causeway Discount is what a Singapore-based worker saves per day by working from a JB desk, after paying to cross.

Why the discount vanishes on a monthly plan

A day pass and a crossing both repeat every day, so their gap with Singapore holds. A monthly desk does not repeat, but the commute still does. On a monthly plan, the desk becomes the small number and the crossings become the large one.

Run it for a full-time commuter. Infinity8 Mount Austin at RM299 plus 22 RTS round trips comes to RM981 to RM1,253.80. Singapore’s cheapest hot desks run S$300 to S$400, or RM930 to RM1,240. The JB option is level or dearer. Break-even arrives at 13 to 20 crossings a month depending on the fare and the desk.

The bus changes that. On CW1, the same month costs RM491.24, about half of Singapore’s floor, if you can absorb the traffic.

Key takeaway: The Causeway Discount is real for occasional and part-week use. If you would cross every working day on the RTS, keep the Singapore desk or move to JB.

5: What Does the JS-SEZ Mean for Coworking?

Less than the headlines suggest for an individual desk user. The JS-SEZ offers a 5% corporate tax rate for up to 15 years for companies making qualifying new investments, and a 15% personal income tax rate for 10 years for eligible knowledge workers. Neither is triggered by renting a hot desk.

The zone covers about 3,500 square kilometres across nine flagship areas. Two matter for coworking: JB Waterfront (the city centre) and Iskandar Puteri, both earmarked for global services hubs, where the 5% rate runs for 15 years.

The knowledge-worker rate is the one remote workers ask about. Tax advisers summarising the package list three conditions: employment in a qualifying sector within the zone, a profession on Malaysia’s critical occupations list, and no Malaysian employment income in the previous 24 months. That last condition rules out most people already working in JB. A Singapore-employed freelancer renting a JB desk is not, by that alone, a JS-SEZ knowledge worker.

What the zone does do for coworking is demand. Companies testing a JB presence need somewhere to put three people for six months, and serviced offices are how they do it. Infinity8’s Medini outlet has advertised private offices with a business address and 20 hours of meeting rooms a month, the format that suits a pilot team.

6: Who Should Cowork in Johor Bahru, and Who Shouldn’t?

Quick Answer: JB coworking wins for JB residents working for remote or Singapore employers, and for Singapore-based workers crossing a few days a week. It loses for daily RTS commuters on monthly plans, who pay about the same as a Singapore hot desk plus the crossing time.

Good fit:

  • JB residents on remote contracts. No crossing cost. Infinity8 Mount Austin at RM299 a month is a Desk-Day Rate of RM13.59, among the lowest in Malaysia.
  • Singapore-based, two or three days a week. Twelve RTS days at the low fare cost RM852 including the desk, against RM1,785.60 for twelve Singapore day passes.
  • Pilot teams for JS-SEZ projects. Private offices with addresses in Medini or the city centre, on contracts short enough to walk away from.

Poor fit:

  • Daily RTS commuters. Break-even with Singapore’s cheapest hot desk sits at 13 to 20 crossings a month.
  • Anyone who needs a guaranteed seat on the Shuttle Tebrau today. It runs 31 times a day, and it is expected to be withdrawn once the RTS opens.
