  • A coworking day pass in Malaysia costs RM25 to RM70. Penang sits at the bottom (RM25 at @CAT and Settlements), Kuala Lumpur at the top (RM70 at WORQ Intermark). Johor Bahru day rates run RM40 to RM69.
  • Monthly hot desks run RM300 to RM500 at the operators in this guide. Penang’s @CAT charges RM300. WORQ, the largest homegrown network, now lists RM400.
  • Our yardstick is the Desk-Day Rate: the monthly hot desk price divided by 22 working days. It runs from RM13.64 in Penang to RM22.73 at the top of central KL.
  • Penang is cheaper in the middle of the market, not at the floor. A Sri Petaling day pass at Sandbox Space (RM28) is only RM3 more than George Town’s cheapest.
  • WORQ does not operate in Johor Bahru. Its 13 outlets are 12 in the Klang Valley and one on Pulau Perhentian. In JB, the names are Infinity8, Co-labs and IWG (Regus and Spaces).

A coworking day in Malaysia costs RM25 at the cheap end and RM70 at the dear one. The RM25 buys a desk at a state-backed space in George Town’s heritage zone. The RM70 buys one at WORQ Intermark on Jalan Tun Razak. Same product, nearly three times the price.

What changes the bill more than the city is the plan, the contract length and the hours you are allowed in. We priced 10 operators across four regions, put every monthly rate on the same per-day basis, and flagged the fine print that headline prices leave out.

How We Built This List

Four criteria, in order of weight:

  1. A published RM price we could trace. Operator websites first, dated third-party listings second. Spaces quoting only “contact us” did not make the list.
  2. Contract terms visible before signing. A low rate attached to a 24-month lock-in is ranked as the product it is, not the price it advertises.
  3. Access hours stated plainly. Day pass hours, weekend access and after-hours entry all change what a desk is worth.
  4. Presence outside one building. Operators with outlets in more than one city score higher for anyone who moves between KL, Penang and JB.

1: How Much Does a Coworking Space Cost in Malaysia by City?

Quick Answer: Day passes cost RM25 to RM70 nationally. Monthly hot desks at the operators in this guide cost RM300 to RM500, with central KL’s wider market running RM169 to RM500. Converted to the Desk-Day Rate, Penang’s @CAT works out at RM13.64 a day, WORQ in the Klang Valley at RM18.18, and Common Ground Penang at RM22.68.

Why we price by the Desk-Day Rate

The Desk-Day Rate is the monthly hot desk price divided by 22 working days. It turns a monthly sticker into a number you can hold against a day pass, a café bill or another city.

Run the numbers and Penang’s reputation as the cheap option holds up only in the middle of the market. @CAT and Settlements both start at RM300 a month, which is 25% below WORQ’s RM400. But KL’s market floor of RM169 (a promotional rate in a quieter building) gives a Desk-Day Rate of RM7.68, lower than anything we found in George Town. At the very top, Common Ground Penang’s RM499 lands within 5 sen a desk-day of central KL’s RM500 ceiling (RM22.68 against RM22.73).

Johor Bahru breaks the comparison. Operators there publish day rates freely but rarely publish a flat monthly hot desk. IWG, which runs Regus and Spaces, prices its JB memberships per day instead, from RM13. If you want a monthly JB figure, you will be asking for a quote.

Key takeaway: Ask every operator for the monthly rate on a month-to-month term, then divide by 22. Anything above about RM23 a desk-day is priced above central KL’s hot desk market, wherever the building is.

2: The Best Coworking Spaces in Kuala Lumpur

Quick Answer: KL has the widest choice and the widest price range. WORQ runs nine KL outlets with day passes from RM40, Sandbox Space in Sri Petaling has the cheapest verified day pass at RM28, Common Ground starts at RM39 a day, and Colony charges RM68 at KLCC for the most polished space in the country.

1. WORQ

Capabilities: hot desks, dedicated desks, private offices, day passes, weekly passes, virtual offices, 24/7 access for monthly members, outlets linked to LRT or MRT.

WORQ calls itself Malaysia’s largest homegrown coworking network: 13 locations and 345,000 square feet, with nine in KL proper, three in Selangor (Bandar Utama, Mutiara Damansara, Subang) and one on Pulau Perhentian. That last one is not a typo.

Day passes cost RM40 at six outlets, RM60 at KL Sentral and Bandar Utama, and RM70 at Intermark. Hot desks start at RM400 a month with round-the-clock access. Dedicated desks start at RM600. Private offices were on promotion at RM600 per person, down from RM770, when we checked.

The catch is on the day pass. It runs 9am to 6pm, Monday to Friday, excluding public holidays. Weekend work needs a weekly pass (RM160 to RM280) or a monthly plan.

2. Sandbox Space

Capabilities: hot desks from RM14 a day, day passes from RM28, dedicated desks, private offices, meeting rooms, 24/7 access with air conditioning around the clock, no binding contract.

Two outlets, Sri Petaling and Bandar Sunway. Sandbox is the cheapest verified day pass in the Klang Valley at RM28, and the only operator in our research that advertises after-hours air conditioning rather than after-hours door access. If you work US or European hours, that is the detail that matters.

3. Common Ground

Capabilities: hot desks, fixed desks, private offices, virtual offices, symmetrical fibre, month-to-month terms, outlets in KL and Penang.

Common Ground raised US$20 million in a 2018 Series A and spent it on footprint: six KL locations plus a Penang outlet at Gurney Paragon. Day passes start at RM39 in KL. The symmetrical fibre (equal upload and download) is the specification worth knowing if your video calls stutter on the outbound side.

4. Colony

Capabilities: hot desks, dedicated desks, private offices, 100-hour prepaid passes, event spaces, hotel-style hospitality.

Colony sells itself as luxury coworking, with outlets at KLCC, KL Eco City and The MET in Mont Kiara. The day pass at KLCC is RM68. The smarter buy for occasional users is the 100-hour prepaid pass at RM370, which works out at RM3.70 an hour against RM8.50 an hour on an eight-hour day pass.

3: Coworking in Petaling Jaya, Subang and Sunway

Quick Answer: The same operators as KL, at lower day rates. WORQ Subang charges RM40 a day, Sandbox Bandar Sunway RM28, and Infinity8 RM50 with hot desks from RM350 a month. WORQ Bandar Utama is the exception at RM60.

5. Infinity8

Capabilities: hot desks, private suites, lockers, 24-hour access on monthly plans, outlets in the Klang Valley, Johor Bahru and Penang.

Infinity8 is the Malaysian brand with the broadest national spread in this guide. In the Klang Valley, day passes start at RM50 and hot desks at RM350 a month, a Desk-Day Rate of RM15.91. In Johor Bahru it runs five outlets, including two “Reserve” flagships (more below).

4: The Best Coworking Spaces in Penang

Quick Answer: Penang is Malaysia’s second coworking city and the cheapest at the day-pass level. @CAT and Settlements both charge RM25 a day and start around RM300 a month. MASCO is the biggest floor at roughly 66,000 square feet. Common Ground Gurney is the premium pick at RM50 a day and RM499 a month.

6. @CAT Penang

Capabilities: hot desks, fixed desks, 24/7 multi-day passes, meeting room allowance, startup mentorship and incubation.

State-backed and based in George Town’s heritage zone. A day pass is RM25. The 10-day pass at RM150 includes 24/7 access and works out at RM15 a day. The Platinum monthly plan is RM300, the lowest monthly rate in this guide.

7. Settlements

Capabilities: hot desks, dedicated desks, virtual office, city views, MSC status.

Level 8 of Livingston Tower on Argyll Road, roughly 18,000 square feet. Day passes from about RM25, desks in the RM300 to RM400 range, and a virtual office at RM50 a month, the cheapest business address we found anywhere.

8. MASCO Coworking Space

Capabilities: open desks, capsule cabins, meeting rooms, games area, mall-side parking.

Three levels inside Prangin Mall, close to 66,000 square feet and roughly 100 resident teams. Day access runs about RM30 plus a refundable deposit, so bring cash or a card you are happy to have held.

5: The Best Coworking Spaces in Johor Bahru

Quick Answer: JB’s coworking is concentrated in two places: the city centre beside JB Sentral and the CIQ, and Mid Valley Southkey. Infinity8 Reserve JBCC caps a day at RM40 via Deskimo, Regus day coworking starts at RM55, Spaces charges RM69, and Co-labs opened its first outlet outside the Klang Valley at Southkey.

Demand is being pulled by the Johor-Singapore Special Economic Zone and the RTS Link, a 4km rail shuttle between Bukit Chagar and Woodlands North targeted to open at the end of 2026 or in January 2027.

One number for anyone planning to live in Singapore and work in JB. Malaysia’s Transport Minister has cited indicative RTS fares of RM15.50 to RM21.70 each way, which are not yet approved. A daily round trip at those rates costs RM31 to RM43.40, more than the desk. 9. Infinity8 Reserve (JBCC and Mid Valley Southkey)

Infinity8 lists five JB outlets: Reserve @ JBCC, Reserve Mid Valley Southkey, Mount Austin, Medini Iskandar and Desa Tebrau. Reserve JBCC is within sheltered walking distance of the CIQ and bills RM15 an hour on Deskimo, capped at RM40 a day. Reserve Mid Valley Southkey sits on Level 28 of Mid Valley North Tower.

10. Co-labs Coworking and IWG (Regus, Spaces)

Co-labs, owned by Paramount Corporation, opened at Mid Valley Southkey as its first outlet outside the Klang Valley and opened its eleventh outlet, at Sunway Square, in September 2026. We could not verify a current JB hot desk rate, so it is listed here without one.

Regus sells JB day coworking from RM55 and day offices from RM149. Spaces charges RM69 for a day pass. Both quote memberships per day, from RM13, with 5-day, 10-day and unlimited tiers.

Key takeaway: If you will cross from Singapore more than a few days a week, price the commute first. The desk is the smaller line item.

6: Which Coworking Spaces Are Open 24 Hours?

Quick Answer: WORQ (hot desk and above, from RM400 a month), Sandbox Space (all plans), Infinity8 (monthly plans) and @CAT Penang (the RM150 10-day pass) all sell round-the-clock access. Colony limits it to private offices, and every WORQ day pass stops at 6pm.

The cut-off follows building access. WORQ asks day-pass users to bring an NRIC, driver’s licence or passport to register at the building lobby, a step that only works while the lobby is staffed. Its own FAQ sends anyone needing extended hours to the weekly pass or a hot desk plan, which come with 24/7 entry. Paying monthly is what gets you through the door at night.

7: Where Can You Work for Free in Malaysia?

Quick Answer: Public libraries. Perpustakaan Kuala Lumpur at 1 Jalan Raja is free with free membership, air-conditioned, and has WiFi and power sockets, open Tuesday to Friday 10am to 6.45pm and weekends 10am to 5pm. George Town’s Penang Digital Library on Green Lane is the island’s equivalent.

Free has limits. Perpustakaan KL closes on Mondays and neither library allows calls at the desk. Penang Digital Library ran 24 hours from 2017, but recent visitors report an 8am opening, so confirm before you plan a late session. 8: Is a Day Pass or a Monthly Membership Better Value?

Quick Answer: It depends on how many days you use, and the answer moves by city. A WORQ day pass costs 2.2 times WORQ’s own Desk-Day Rate. In Penang, @CAT’s day pass costs 1.83 times its Desk-Day Rate, so the monthly plan pays off later there.

9: What Should You Check Before Signing a Coworking Contract?

Quick Answer: Four things: the contract length behind the quoted price, the hours your plan covers, whether weekends are included, and what happens to the rate after a promotion ends. Each one can move your real monthly cost by RM100 or more.

Contract length. Regus publishes Kuala Lumpur rates of RM279 to RM735 a month, and those figures assume a 24-month agreement. The mechanism is amortisation: the operator spreads fit-out cost and the risk of an empty desk over two years, so the monthly number drops. A RM279 rate on a two-year lock is a different product from WORQ’s RM400 that you can cancel next month.

Promotional pricing. WORQ’s private office promotion took RM170 off the RM770 list price when we checked. Ask what the rate becomes in month four, in writing.

Who shouldn’t use a hot desk at all. If you spend most of the day on confidential client calls, an open-plan desk is the wrong product at any price. A WORQ day office costs RM160 a day, four times its day pass, and that premium is the real price of a door that closes.

The RTS fares were not yet approved as of October 2026, and the line is targeted to open between December 2026 and January 2027.

Yes, through a virtual office plan rather than a desk. Settlements in Penang charges RM50 a month and WORQ from RM100 a month. Most operators also sell mail handling and meeting room credits on top. Confirm that the address can appear on your SSM records and invoices before you sign.
